Today's market is
especially volatile for people wanting to invest in real estate.
The days of the Buy-Fix-Flip are nearly at a standstill. There
are a few of these properties around, but you need to keep close
track of them. HUD, Fannie Mae and some banks are favoring owner
occupants over investors for the first 10-15 days a house if
offered, so you need a professional to track when these properties
are available for investor bids.
However, all is not lost for the investor. In fact, today's
market is a great time for real estate investors if you have the
staying power to buy, fix and RENT.
Millions of homes due
to go into foreclosure in the next few years. This represents
millions of families without housing. Many of these people are
victims of sub-prime predatory loans who could no longer afford
their homes when the market shifted or they were victims of job loss
due to down-sizing and the shifting of American jobs off-shore.
Most of these people are victims not dead beats.
If you have the ability
to spot a good deal, have the resources to renovate and the staying
power to rent the properties, then this is a great market for you.
It is estimated that over 35% of New Jersey residents rent their
homes and that number is sure to grow in the coming years.
Everyone I know that
made their fortunes in Real Estate did not BUY-FIX-FLIP, they
BOUGHT-FIXED-and RENTED their way to the millionaire rolls.
